Allied World Assurance Company is a leading international
insurance and reinsurance company with offices globally.
Due to its continued growth, Allied World required a larger
Londonbased office and has taken two floors within 20
Fenchurch Street, London.
Our work consisted of designing 2,800 m
2
of space for Allied
World's initial requirement, and we have been advising on
the subleasing of a further 930 m
2
of space taken for future
proofing.
Allied had a very strong vision in terms of creating a
happy, healthy workplace; employee health; performance;
and engagement which is paramount to them. Alongside
professionals, staff were engaged in design workshops to
capture initiatives to encourage employee happiness and job
satisfaction. Throughout the design process, seven categories
relevant to occupant health in the built environment--Air,
Water, Nourishment, Light, Fitness, Comfort, and Mind--were
considered.
Allied's space was designed as a combination openplan
workspace with staff break out and meeting facilities giving
staff flexibility and choice. The staff floor areas are over
two levels and are now linked with a new feature staircase
which encourages fitness and stimulates mindfulness with its
stunning views over the City of London. The specialist lighting
enhances the structural openings and creates an impressive
sense of space. The lighting design uses LED, which not only
reduces energy consumption throughout, but also helps
retain the BREEAM Excellent building certification. This, along
with variable EC/DC motor fan coil units and CO
2
controls
in high occupancy areas, has reduced energy further. These
systems actively direct the fresh air available where required
to improve air quality.
The communications room uses the highly resilient building
provisions for generator and critical chilled water systems.
Elementa undertook due diligence and lease negotiations
at commencement of the project. The project team had to
work closely and collaboratively to be able to achieve the
fasttrack design program and successfully move the client
into their space in time before their peak renewals period at
the end of 2014.
Since moving into 20 Fenchurch Street, the London office
have seen a reduction in lost days from sick leave and
have increased their ability to recruit the best talent against
fierce competition within their industry--changes that the
company attributes to the quality of their stunning new office
environment.
