One of the most critical periods within an asset’s lifecycle is the transition from the construction phase to the occupancy and operation and maintenance phase.

During this critical stage, it is essential to ensure that the asset is constructed in compliance with the client’s requirements, specifications and all regulations and standards. A successful and transition to full operations is essential. 

To achieve this objective, Dar’s facilities management teams will witness testing and commissioning, be actively involve in snagging inspections, document essential information, procure the best possible facilities management service provider, integrate data into facility or building management software, and implement digital solutions. Through a wide range of dedicated services, Dar provides exceptional support to our clients, to deliver a high-performing asset, from day one. 

Commissioning

From witnessing testing and compliance procedures to guaranteeing effective handover of facility documentation, Dar offers comprehensive commissioning services to ensure high-performance facilities operations from day one. Our services include  witnessing tests, reviewing documentation, verifying the availability of operation and maintenance documents, and verifying operational readiness.

As an additional service, our Automated Commissioning (ACx) service systematically tests and validates field devices through a hardware interface with the Building Management System (BMS). This process ensures safety by using allow-lists, priority arrays, and timestamped action logs. Initiated within the Energy Management and Information System (EMIS) and the Fault Detection and Diagnostics (FDD) platform, ACx verifies the operations of devices monitored and controlled by Building Automation Systems (BAS).

Asset data collection and management of specialist equipment training

Data is critical for optimizing a facility’s performance. To facilitate the transition from construction to Facilities Management stages, Dar’s facilities management experts collect and compile all relevant asset data, to facilitate access for operators and facility owners. To empower staff, Dar also develops or procures customized training programs to facilitate operating and maintaining complex equipment.

Dar’s facilities management procurement services are designed to support our clients in selecting best-in-class facilities management service providers with the skillsets and expertise to cater to the specific requirements of the given facility, while also ensuring that these service providers are equipped with the data and procedures they need to meet established key performance indicators. Our services include preparing facilities management services tender documents;  defining the scope of work; setting instructions and frequencies for soft service, hard service and support functions; assigning key performance indicators; and supporting our clients with bidder prequalification and tender evaluation.

Asset information model

Dar's Asset Information Model (AIM) services, supported by our BIM capabilities, enhance facilities management by centralizing asset information and improving decision-making. Our BIM-enabled Common Data Environment (CDE), a product of our BIM expertise, facilitates stakeholder collaboration and transparency. AIM provides a structured data repository for effective maintenance planning, ensuring up-to-date, accessible asset information and optimizing building operations and lifecycle management.

Sustainable commissioning for certifications compliance

Dar provides sustainable commissioning services that include witnessing and verifying electro-mechanical systems, controls and building envelope function as designed and in compliance with codes and certification requirements (e.g. LEED fundamental commissioning, LEED enhanced commissioning, etc.).
